Why Modelo 210 catches people out
Weeks you don't let are taxed too. Every day the home isn't rented – your own holidays included – counts as “imputed income” of 1.1% or 2% of the cadastral value.
Year-round costs only count for the rented part of the year. Deducting a full year of community fees, IBI and insurance for a summer let is a classic mistake.
Gross isn't what Airbnb paid you. The taxable income is what the guest paid, before the platform's commission.
Each co-owner files separately – and a German and a British spouse pay different rates on the same flat.
The rules moved in 2026. Rental income for 2026 is now due in April 2027, and from 2027 the form asks for the number of days, your ownership share and a breakdown of expenses.

Settings
Tax year, cadastral values from your IBI bill, purchase price and every owner with their country of residence and share. The organiser picks the right rate (19% or 24%) and imputed-income percentage.

One row per booking with the gross amount and the platform commission; one row per bill. Categories decide whether a cost counts in full, pro rata or not at all.

Questions
Is this tax advice?
No. It's a spreadsheet that organises your records and gives an indicative calculation based on published rules, each one linked to its official source. You remain responsible for your return – have a Spanish tax adviser check it before you file.
Does it file the return for me?
No. You file with the tax agency's online Modelo 210 form (one return per owner and type of income) or hand the figures to your gestor. The summary gives you the main figures the form asks for – income, expenses (with a breakdown), days, share and tax. You still enter your personal and property details in the form.
I live in the UK. Is it still useful?
Yes. UK residents pay 24% on gross rent, so you get the gross figure, the imputed income for the weeks you didn't let and your deadlines. A what-if column shows what you might reclaim if the Supreme Court upholds the 2025 National High Court ruling on expenses for non-EU owners – shown for information only.
We own the flat together. Do we need two copies?
No. One file per property: enter up to four owners with their shares and countries, and the summary gives each owner their own figures.
What if the home was empty or only used by us?
You still file every year for the imputed income. Leave the bookings empty and the organiser works out the imputed income – or use the free calculator.
Excel or Google Sheets?
Both. It's an .xlsx file, tested in LibreOffice; Excel and Google Sheets use the same functions. In Google Sheets use File › Import; sheet protection isn't carried over, so just don't type in the grey cells.
When are the next deadlines?
Only if you file 2026 rents per quarter: July–September 2026 is due 1–20 October 2026. Imputed income for 2025: by 31 December 2026. Rental income for 2026: 1–20 April 2027 (if your result is zero: 1–20 January 2027). Imputed income for 2026: 1 April – 31 December 2027.
What if the law changes?
Buyers get free updates for tax year 2026. Two changes are already on our radar: Royal Decree-law 29/2026 (awaiting ratification) and the Supreme Court case on expenses for non-EU owners.
Will I have to buy it again for 2027?
No for 2026: updates for tax year 2026 are free. For the 2027 rules (expected new imputed-income scale) there will be a new edition; buyers will get it at half price.
What about the planned 10% VAT on holiday lets?
Royal Decree-law 29/2026 would apply 10% VAT to stays of up to 30 nights from 1 December 2026. It still needs parliamentary ratification. If it passes, enter your rental amounts without VAT and ask an adviser about registering for VAT; we will update the guides.
